Is anyone else having difficulty transferring the ticket to someone else? It’s not working and I’m following the directions religiously.

I acquired portfolio of properties under a land contract in January 2021. It is a recorded land contract, which gives me full authority over the properties. One of the properties does not fit my goals or criteria well, and I'm considering selling it. Since it's under a land contract what are my options as far as doing a 1031 exchange, or other ideas to lessen the tax burden. Realistically I'm only looking at about a $10k profit after all expenses.

This would be my first investment property (Analysis). It's a duplex in Indianapolis, off market deal, with 80% private financing. Both sides have tenants with leases and are renting for $625. Thanks in advance for any insights! The current property manager is willing to continue managing for 10% of rents. This will be a long distance investment for me. 

I'm just starting out as well, and analyzing any deals that I can, especially in the Indy area. Here are a couple things I see: 

1.)  I'm curious why you're showing a 27.5 year amortization period. Do you plan to pay the loan off early? 

2.) It looks like you're planning to pay utilities for the tenant. Consider having the tenant pay all utilities to maximize their responsibility, and lower your costs. 

Looking the 50% rule of thumb you should be able to cash flow the property if you can indeed get $1500 for rent. I'm asking these questions as much for my own benefit, as I'm analyzing tons of deals myself. Best of luck!
