@Aaron H. In this case though (wholesaling). Would title insurance be necessary? Also, do I pay title insurance per property? Or is it a one time premium for every property I (buy).

Do I pay the title company after I receive my wholesalers fee? Or before?

Don't forget about the points charged by the lender . I also think the closing costs are a little low. But, I don't know your market, I am close though. Good luck!

Also, the title company says that we will set a date for closing? But there's already a closing date on the TREC contract, and the number of days till closing? Is the title company there when the contract is being signed? If there not at the signing, will they just go along with the closing date on the contract?

Do I have to pay the title company? Or does the seller? 

If I do have an escrow officer, does the title company select the escrow agent? Do I pay the agent as well?

That sounds great! You should try to get some experienced wholesalers in every state. That would be awesome!

I'm not a broker/agent. But I am going to start wholesaling soon, and have done research to make sure it's legal. Which it is according to Texas law. So if your an agent, it doesn't really matter because smart wholesalers know whether it's legal in their state, and can tell the agent that.
