@Dave Passey thank you so much man reading yoi comment def brought me back to good spirits. i was really feeling kind of backed in a corner bc i wasn’t sure about something and i asked...hey if the seller didn’t want to sell it to me it fine I’ll just get another deal. Like i told the owner i done buy every house i walk into so if we can’t make it happen so be it we’ll go our separate ways. What’s even crazier?!? I got this information from someone from bigger pockets to the $1 offer. His name is Brandon Turner. Check his video out. He distinctly says yes the offer can be 1% or purchse price but some investors do make contract with a dollar. @Sherman Ragland thank you so much that was super clear. Maybe i just had it mixed up so after reading all these comment and insults Ill just offer the cash which is fine. I really thought i would’ve got more goods answers like yours and a few others but instead I’ve gotten way more put downs from a community i thought would be way more supportive. Also this is my very first deal im trying to close So I’m learning and apologize if i any other agent, broker, or another investor felt like i was disrespecting our craft i swear it was just an honest question
