I apologize if you mistook me using caps as shouting...... I promise you there's no need for me to shout when no is here but me, nor was shouting. Using Caps is also a way to help you see things that would have other wise overlooked and or mistaking for something else. I started out by saying please don't take this the wrong way and I'm guessing some ppl did. @ Jaques Columbo and John Holdman, Thanks for your responses, which seems to be the only helpful info provided...... which is a major part of what I am asking for. To all others, if you were offended, I really don't know what to say to you. When ppl use words like please and help, I think those are words showing kindness, not envy or even coming close to being upset. Then again it may just be me that use that definition for those words. Keep the post coming.

Please do not take this the wrong way at to the 3 that just responded to my post. I said that I have 16+ meaning that there are 16 properties that I have accuried info on, and more to come, plus my friends (1) property. Hint the statment 16+. Yes I am looking for a mentor, that's what the 45% payment would be for. What did you think I would just give money away if I'm stating that I'm on my last leg.....? Let's be serious ppl. If there's nothing you can do to help me or would be willing to mentor me through the PROCESS OF EMPTYING MY PORTFOLIO OF PROPERTIES THAT I'VE GATHERED INFO ON( NOT THAT I OWN, NEVER ONCE SAID THAT I OWN ANY PROPERTIES) then this post wasn't aimed at you. Thanks again for your time, but I would prefer only ppl that wouldn't mind MENTORING( HELPING/ SHOWING MAGNAMINITY WITH FUTHERING MY REAL ESTATE INVESTMENT CAREER) a for a fee, which WILL BE PAID AT CLOSING. Not before...... How else would you make money if the job isn't completed....?

I have been a newbie to real estate investing for the past year, with no success. I have 16+ properties in my portfolio, at this time, and I am willing to pay anyone or any company a 45% incitative for helping me close deals, i.e. if I make $20,000 from a deal closing, $9,000 will go to the person(s) or company that walks me through the entire process. I have a Pay-Pal account and would advise you to sing up for one as well, as this is the method I would prefer transferring funds after the deal(s) closes. Now I know many of you will say that this is a hugh waste of time and money when I could just as easily close the deals myself by doing a little more reading and studying up on my own, but like I've stated earlier I have been down that road before and I'm running out of options. Reading forums, books, study guides, etc. on your own is nowhere as near as effective as having someone on your side that has been in your shoes and made all the mistakes that I can't afford to make. That's why I'm asking and more then willing to pay for help. One of the houses in my portfolio belongs to a personal friend of mine, and he has been trying to sell his house for 2-3 yrs with no luck. I stepped in to help him out and have all the neccessary info, but I have been held up by my lack of know how. I've signed up for countless websites, bought countless programs, and spent way to much money on things and ppl in the past that has done nothing more then pull me deeper into debt. If you wouldn't mind making extra money and having someone else get the true skills it takes to become a Real Estate Investor......... Please feel free to contact me. Thanks in advance... Jimmy L.
