BP Team, I have a few lists purchased over the last few months that I have been sending direct mail pieces to. I have purchased from the same company each time with the same parameters each time. What is the simplest way to cross reference my lists to make sure I am not sending an initial piece twice to someone? I suppose my concern is I might get a list in back to back months that contain the same absentee owner in both lists. Has this ever happened to those of you purchasing lists? Or is it even possible? Hello all!

I am interested in successes of those who have been able to perform wholesale transactions in Oklahoma successfully...semi-virtually. 

The industry I work in only allows me to be home sporadically throughout the year. I have a set 2 week on 2 week off schedule but this doesn't always work out. I'm currently marketing for wholesale deals in and around the OKC area, but I am taking the approach of doing everything virtually because I never know when I am actually going to be in the city.

So, is this being done by anyone else in Oklahoma? Are you successfully completing deals while you are away? Are there recommendations of a title company in OKC that will accommodate this sort of absenteeism? 

My biggest fear I suppose is I have a very willing seller, have someone who can check out the property so I can assess the value, I make an offer and then...I'm stuck... away from the area, not able to get a signed A & B contract, list the property for buyers, and complete the B & C contract in timely fashion. 

Please feel free to respond to this post, message me, network, etc. I am not opposed to partnering in deals to make this REI goal of myself and my family a success. Thanks for your input.

Looking for a purchase contract to be used in an Oklahoma wholesale transaction. Can you use a basic wholesale purchase agreement in OK for a FSBO? Or do you have to use the official 7 page Oklahoma contract?

What parts of SE OK are you looking to invest in. I have family in the Eufaula lake area. We visit often and even in the small towns I have seen some awesome possible deals. Would love to hear your take on the market down there.

@Michael Quarles - I'm sorry it's 700 leads and all absentee owners.

I have attended both the Millionaire Possibilities and the OKC REIA group. They both offer some awesome insight but most of all the chat sessions before and after each meeting are the most fruitful. I believe Millionaire Possibilities on the first Thursday of the month and OKC REIA on the 2nd Thursday of each month.

@adam do you plan on doing another mailing? Possibly tweaking your criteria a bit?
