@Brady Morgan Did you ever open one?  If so, who did you use?  I'm thinking of going with Schwab.  The rates beat hard money and it's all online.

Gravedigging, but...

How does anyone make money in Calumet City?  The taxes are astronomical, the numbers just don't check out.  I'm seeing 4 units with 2400 gross rent monthly and a 10k yearly tax bill

Having trouble getting any quotes for a low value SFR (<100k), any leads appreciated

No I'm talking about the taxes for the subsequent years

So I won a certificate in 2018 that had no outstanding liens.  The owner didn't pay the taxes and hasn't paid for this year so I went to the bidding site to bid on the certificate for this year but it is unavailable.  Does anyone know why it wouldn't be available if the taxes haven't been paid?  Should I just go ahead and pay the taxes (it's like $100), because I'll have to pay them eventually anyway?
