How do banks appraise commercial property’s, looking to buy a multi cash and do a cash out refi after.

I am thinking about leaving my w2 job and starting my own company. I know this will effect my ability to get a convention mortgage but I am wondering if it will effect commercial mortgages also ?

I looked at a single family property the other day that will need about 50k-75k in renovations.

The arv will be around 525k and they would like to get 375k for it. I would be doing this as a flip,just trying to figure out if this is a good time to do this with all that’s going on right now.

I have a 3 family under contract and am getting quotes of around 5.25% on an investment property.seems high to me.

looking for something close to me (within 20 miles),below market value with good rents.
