Our underwriters received/reviewed the listings, I was under the impression you are renting out the entire space to 1 guest /family at a time vs. private bedroom rentals to separate renters. Is this correct? If so, the program guidelines do not allow private room renting with shared spaces i.e. bathrooms and private areas. It creates a huge liability problem of who spilt the milk.

The reason the Proper Insurance agent gave was that with multiple rooms being rented and me living in one, it would be difficult to determine "who spilt the milk." That was the phrase that was used in the email thread.

Business Partner and I are renting a 4 bedroom house to list 3 of the bedrooms on airbnb while I live in the 4th bedroom. Everything is going perfectly EXCECPT FOR the insurance. The owner is very risk averse. Proper" Insurance company does not like that we have multiple bedrooms listed on airbnb and might not insure us.
Which insurance company should I look into for this arrangement?

I looked at it a few times. There is a big retaining wall that looks fine. The beam in the basement looks fine. The electrical looks updated but not permitted. I'm trying to get ahold of someone in city hall who can give me an opinion. The seller is cooperative.

Hi Steve. Thanks for your reply. It is good to hear the opinion of someone who lives in a exposed brick house. I'm considering doing that to mine for the ease of rehabbing it. It looks super sexy without having to put a bunch of thought into the design. I can just set up 2 15/hr guys on the quikpoint and knock it out in 2 days with them. I'm also curious about how all exposed brick affects the resale value of a house.

Hey Aaron. Thank you so much. I'm hoping to make a youtube series and/or a book to rehab city houses cheaply. I think that there is so much opportunity and deals to be had in STL if people knew how to properly and cheaply rehab a brick house.

Hi! I'm going to get an old St. Louis City brick house under contract this week. The only problem with it is that the kitchen had a grease fire. There was no structural damage. The entire house smells like smoke, and there is a layer of smoke on the surface of everything in the kitchen and rooms adjacent to the kitchen.
I am hoping I can prime paint the walls, replace the floors, and rehab the kitchen. Purchase price is 11k. Rehab cost is around 10k. Rent is 950/month. What surprises might I encounter?

I am considering rehabbing a 100 year old brick house in St. Louis City as a rental. With the quickpoint tuckpointing gun, tuckpointing is very cheap and easy, most likely easier than hanging and finishing drywall. The biggest problems I can think of with exposed brick walls are cleaning the brick walls during turnover and lack of insulation.
Assuming having all exposed brick walls are way way cheaper than drywall, what problems might I encounter with having exposed brick walls?

Hi!
I am in the St. Louis area. I'm working on an old brick house. Gut rehab. I have been hiring one fulltime "employee" (friend who takes cash). This is an experiment for me to decide if I want to get a crew with guys at 15-25/hr and foreman at 30-35/hr. What jobs should I have my crew do and what jobs should I contract out?
