What do your qualifications say?
I see landlords get into trouble because they don't have a clear, unbiased qualifications.
Simply write down your qualifications that you use to screen your tenants and you can adjust them over time, but you need to start with something.

I would call a local eviction company or two, and ask them what they need to file an eviction.
They will tell you everything you need!

Use an experienced lease agent - they'll give you market rent and help you place a qualified tenant.

It doesn't matter what you're qualifications are (assuming they meet fair housing guidelines) as long as you use the same criteria to screen ALL applicants.
Where you'll get into trouble is when you use different criteria for certain applicants.

Hey Deinno,
We do small annual rent increases instead of a large $100-$200/mo jump.
If you can get an extra $20-$50/mo each renewal, and avoid the costs of turning the property over, it's a win!
The tenants will be happy and you'll be happy. And make sure to do the increase EVERY year.
Also, like @Theresa Harris said - keep it simple and don't do occupied renos.
Anytime we've done occupied renos we end up having to provide the tenant a rent discount because timelines weren't met or something got damaged.

200k PP is going to put you in areas you really don't want to invest.
If you increase that to 250-300k then you can definitely pick up some solid rentals around Houston.
Our properties in the suburbs always rent quickly - Katy ISD, Tomball, etc.
