Hey John, just use a normal real estate contract and add "and/or assigns" to the end of your name and it makes it an assignable contract. Not sure where you are located but find someone in your state and ask them. That's how we do it in Texas. 

The next step would be the "assignment agreement" between you and the and end buyer. Again that is different by state.

A simple breakdown for you from a flippers' point of view. 

In order to make a profit, we have to buy at a discount the discount is 70% minus repairs minus your wholesale fee. The 30% is for closing costs, on the buy and sell-side, realtor commission, and holding cost. Minus repairs is the rehab that needs to be done if you want to make it wholesaling you will need to learn how to estimate repair cost or at least get close every flipper is going to have a different repair cost depending on the finish out and what the flipper/investor plans to do with it. The flipper isn't solely relying on your estimate he can make his own but if you know a rough repair cost number it will help you put a price on it. 

For example, if the ARV is 100k and the repairs are 40k and your wholesale fee is 10k you will need to lock up the property at 20k for the deal to fit that formula. Hope this helps.
