Post: Charging tenant for unnecessary house calls?

So first off now that you see a pattern with this tenant don't be so fast run out and "fix" their imaginary maintenance issues. Troubleshoot over the phone as much as possible before making a trip.

Have a sit down with them, and just let them know that you appropriate them paying rent on time and taking good care of the property. Point out again that they are responsible for repairs under $50 and that the calls they have made are not actual repairs even as nothing needed "fixed". Tell them you will try to do better to answer their question about the functionality of the home over the phone but if you continue to have to come out (and show them how to turn off a sink) there will be a small service call fee. Maybe then they will refrain from calling every other day. If they are not understanding or continue to make these types of calls non renew and start over. Which I would try to avoid if they do in fact pay well and care about your property.

I have run into something like this in the past. I had a tenant do the same thing, however I didn't know any of this was going on until the sheriff called me to verify the address he was trying to serve an eviction on. I was confused because I was not evicting anyone. He went on to tell me that my current tenant had moved in a friend, and now the situation went bad and she wanted her out. I guess she was afraid to tell me and jeopardize her lease. 

Point being if Suzie wants her to leave she needs to be the one to be out the time and money of evicting Jess. Which means she would have to go to the court house just as you would, and provide the court information needed to start the process. 

Personally I would just have a heart to heart with Jess. Tell her unfortunately that she isn't on the lease and if Suzie wants her move then she is able to have her evicted. The end result is she will have to leave period. See if she won't just go ahead and move with out the ordeal of eviction. I mean who wants to stay where they are not wanted? That's awkward! 

 If it turns out there was money exchanged between the two them and that's why Jess feels entitles to stay then that needs to be worked out in small claims again not your issue.
