Post: Is kid/family focused room setup with bunk bed more important than space?

I would ask myself the question: If I were a parent with kids, would they love a bunk bed  and would it be safe for them.

Space is relevant if you expect people to stay in the bedroom. My kids LOVE bunk beds so hopefully that gives you a useful perspective.

I think kids would love it, but safety is always an issue I feel like. I have been thinking about my sister's family when considering this. The parents could sleep in the master and her 4 kids could share the Queen and bunk beds. This also allows the adults to stay up later in the main living area since they would not have to use the couch for sleeping.

A trundle could server the same purpose, and might be safer.

Hi everyone,

We are buying a 2bd/2ba villa in Pawleys Island. We have another 1bd/ba in that same area and have seen that this is an area favorited by families.

The current setup in the new house is a Queen in each bedroom plus a Queen pull-out couch. We are considering putting a Twin bunk bed in the second room to help with the kid situation. The concern I have is that it will be a tight from a space perspective. While I know most of the guest's time will not be in that bedroom, I want it to be a good experience for families with many kids and those without.

We were also kicking around the idea of a trundle under the Queen in that room. It is one less bed, but it would give more space.

Any thoughts?

Thanks,
Cam

We bought 10 acres on the New River near West Jefferson in 2016 with them.  Sold it last year for a nice profit when we decided that we didn't want to build from scratch.  I was suspicious at first but it all turned out fine.  As always be sure to due your due diligence.

Ryan

Thanks Ryan, this is helpful.

Hi there,

Has anyone ever worked with The Waterfront Group (https://waterfrontgrp.com/)? There are listing lots for sale in the High Country of NC at good rates, almost too good. I have seen mixed reviews, including some that it is a bait and switch. While a trip to Boone wouldn't be a throwaway, I don't want to go up there just to be disappointed with a fake opportunity.

Thanks,

Cam

Quote from @Dan H.:

We completed the BP Multi-family bootcamp and it was pretty good but we decided MF was a lot of work. We wanted to sign up the the BP STR bootcamp (even though we own 3 STRs and two of them have been STRs for 22 years), but it was not offered this session so instead we signed up for the BP commercial RE (CRE) bootcamp. It is also pretty good but has a lot of overlap with the MF bootcamp (this should be expected). On the positive, there seem to be more passive options in CRE than MF (storage units, NNN, etc.).

I am signed up for the STR addendum at BPCon.

Congrats on leveraging your BP Rookie bootcamp into this investment.

Good luck

@Dan H. The commercial space is intriguing to me as I have some formal training in that area, but we just didn't have the reserves for that level at the moment. That is something we want to branch into in the future.

@Cam Lawler Hey Cam, I self-manage a short term rental in Pawleys and I have a local person that does cleaning, maintenance and talks to the guest while they're at the property and doesn't take a percentage. Send me a message if you want to talk about what goes into that. Congrats on the purchase.

Thanks @Matt Schreiber, my wife and I would love to chat with you about it. I will connect with you.

@Cam Lawler Congrats on your purchase!  I think you'll find it very difficult to make any money using on-site management.  I use a local third-party called Rent In Myrtle and there are a few other good ones worth considering when your contract is up.  Several of my investor clients are also having success with self-managing, even from out of state.

Thanks @Myrtle Mike Thompson. I will check out Rent In Myrtle. We think we have a cleaning person and handyman, but need to figure out the details of consumable storage (small condo) and scheduling everything. If you have any recommendations on cleaning/handyman companies, I would greatly appreciate it.

Try these folks.  They do a lot of work on the southern end.  https://maid4thebeach.com/

 Awesome! Thanks.
