Hello I am looking to break Into the real estate industry but as you know the Atlanta market is extremely hot right now. Here's what I'm looking to do. I've been looking into modular homes (not mobile) and land development. I've been look looking at prices and I can get a 1800-2000 sqft home for $150,000 or less depending on the model of the home. I could also lower the price of if I had the builder complete 80-85% of the home and hire out the remainder of the work to a CG. This is for a completely finished product. I am planning to build to rent these homes or potentially sell them if the prices is right. I am still n the beginning stages and this is just a thought. I would appreciate any thoughts or concerns anyone might have. Thanks

Hello All, I've recently left California and moved back home to Georgia. With that being said, I am finally ready to start my real estate career. I've taken a year to save money and gain knowledge about the industry. I travel a lot for work, so it is important to build a solid team around me. Since I've been away from Atlanta for a while, I am wondering where are investors currently investing and what has been happening in the Atlanta market? I am only in Atlanta Thursday night- Sunday but I would love to take anyone for coffee or lunch to discuss anything real estate. Finding a great mentor would be great. Thanks.

Hello all,

I am mapping out my goals for the upcoming year. I am looking to buy my first property this year but I am not looking to buy residential properties, I want to buy a vacation rental property.  I was wondering if anyone else started out in the vacation rental space? Any advice for a new investor?

Hello everyone,

Living in San Francisco has opened my eyes to how different RE markets are across the country. I am looking to get started investing in Atlanta. Is anyone currently investing there and what has been your experience with this market? Also, any recommendations for agents, brokers, contractors, etc would be greatly appreciated.

I am looking into the modular (not mobile) home arena. I was wondering if anyone has any experience with building or purchasing these homes? I am considering buying land and constructing small multi family modular homes to hold as long term rentals. It's just a thought. Pros and cons? Any insight would be helpful.

I have been considering the same thing. However, I have been looking into modular homes. Some of the home builders of modular do a very good job with building these homes with high end finishes if your market calls for that.

Good morning all,

Even though I currently live in San Francisco, I was born and raised in metro Atlanta.  I haven't lived in the area for several years. So, I am trying to get a feel for the market again because I want to begin investing there where I have family. How is the market in Fulton County? What trends are current investors seeing? It would be great to hear about the high end cities like Johns Creek as well as Fairburn and Palmetto. All advice and insight is appreciated.
