We currently invest in LaSalle county and have considered Grundy and Will counties as well. We are always looking to network with other local investors and share helpful information. My partner Caren is planning on attending the next meetup at Great American Bagel in Joliet.

So we just closed on a property and inherited tenants, the previous owner had them on month to month with no security deposit.  We are putting the tenants on leases. One of the tenants has got to go. We know that we have to give the tenant a letter saying that we are not offering them a lease. We also know that as long as we deliver the letter by the end of the month, they will have the entire next month to leave. My question is, to be legally compliant, how does the letter need to be worded, what particulars need to be included, and does it have to be sent registered or certified?

Can my LLC partner with my checkbook SDIRA for down payment money for a non owner occupied 4 unit apartment? The unit would be held in my LLC with my other units.

I'm looking to open an online account with vanguard, TD Ameritrade, E*Trade, or maybe even the Robinhood ap with my checkbook sdira to buy REITS. I believe that I have to open the account in the name of my LLC, but do I have open up a retirement account with them too for tax purposes? Or what type of account would I need to open to keep it in my retirement account? I want to be careful with this and not disqualify my IRA and subject the entire account to taxes.

We are looking for ideas on how to house hack a duplex out of state. My current Home has no mortgage on it, and we wanted to keep it as a rental along with the other side of the duplex. We would have to find jobs after we moved into the duplex, which isn't hard to do with my occupation. As far as we know we cannot buy it as a primary residence because we do not have jobs there yet, but we have more than enough cash available for FHA. I can't buy it as a second home because it is a duplex, and in order to buy it as an investment property we have to come up with 25% down which is a little bit more than what we have to work with. I could pull a mortgage on my primary residence and use that for the down payment on the duplex, purchase it as an investment property and then move into it.
