Do you have friends in the RE industry? I have found that although the industry is competitive, there are many veterans that are very willing to share their expertise with newbies! Local investor meet ups are a fantastic resource to network. People love to talk about themselves and in turn their work. They are proud, as the should be. 

Off market deals are very appealing to investors. I recommend searching and starting there! Good luck with your endeavors!

I agree with the majority and take advantage of the VA loan. It will save you time and time is money! It will allow you to maximize your opportunities much faster. Look into house hacking as you start up using your VA or FHA to purchase a duplex or triplex, which will fast-track you exponentially! I know many "newbie" investors here in TN that started their journey using house hacks!

As far as your family goes, explain your reasons and your excitement will be contagious! Historically, it has been proven that Real Estate is a safe investment opportunity compared to other investment markets. Keep reading and pushing through! You will do great!

As Chattanooga continues to grow as a sought-after market, having a larger piece of land is a great selling aspect of the property. Even if it is "unusable", land always has use for someone somewhere. You want to be the person to offer that opportunity and benefit from it.

Congratulation Josh! Like we all know, wholesaling is time consuming...isn't starting any business though? Just remember your time is $$$ and find the best processes for you. Once you find the best processes and surround yourself with the right people it's rinse and repeat!! Continue to network, never quit networking... There are great resources out there!

There are many avenues investors use for such situations, Jomar! Time = money so it is extremely important to find the best processes. Automated processes have done well for my experiences.
