I agree, What do your comps look like within the neighborhood? What neighborhood is it in? Nashville has great little pockets and depending on where it is, the retro vibe would work. But if you are competing with all the new skinny and talls popping up everywhere....then that won't work!

The floors look great, don't put too much work into them! Your highest return will be investing into the kitchen! It needs to be brightened with paint and less of that knotty pine and as previously stated, add more counter space!!

That can be a frustrating situation. As others have mentioned an investment real estate agent has a pipeline of buyers and wouldn't be a horrible idea to entertain. I have found many facebook groups from across the country that investors, agents and wholesalers utilize to move their off market properties. Have you looked into those?

I have observed and learned there is no magical "way" of finding deals! Networking is always the golden standard regardless of the industry. The saying "it's who you know, not what you know" will move mountains. With that said, decide what your search parameters are. Do you have your business plan in order.... investment strategy, all in price range, funding in order, etc? Having those parameters set in place will help you to build your source funnel, a deal may come across someone and they will think back to your conversation. Good luck with your endeavors!!

As previously discussed it is nearly impossible to receive a non owner occupied STR in Nashville metro. They are not permitted in RS, RM, R or AR2A. If you are insistent these are the guidelines,

  • “New not owner-occupied permits will only be issued as a use permitted with conditions (PC) in MUN and MUN-A, MUL and MUL-A, MUG and MUG-A, MUI and MUI-A, OG, OR20 through OR40-A, ORI and ORI-A, CN and CN-A, CL and CL-A, CS and CS-A, CA, CF, DTC North, DTC South, DTC-West, DTC Central, SCN, SCC and SCR zoning districts.”

  • With that in mind, if a property has a STR permit within those non permitted zones the permit does not convey with sale.
    Being someone who has moved to Nashville from one of the largest cities in the world I love Nash. It is in a “growth” period and will be for many years to come. It is learning as it grows and has growing pains but it has an abundance of beauty and history. It’s a small town “city” with much to offer.
  • If STR is your strategy look outwards to the beautiful scenery that surrounds Nash. Lake side properties or Mountain View's are an excellent option throughout at TN.

I am aware of an entertainment center proposed  across 54 acres of land in the middle of Gallatin, Hendersonville, and unincorporated Sumner County on the corner of Shute Lane and Nashville Pike. The district would be called The Goat Farm, named after the area’s history. It’s a development proposal for 60,000 sq ft. of retail and restaurant space, a hotel with more than 100 rooms, residential capacity for about 130, and a 36,000 sq ft. indoor recreation venue with two indoor championship-style ice rinks, along with restaurants.

The developers, Old Hickory Hockey, LLC, will develop the ice rinks in partnership with the Nashville Predators, according to the senior project manager John Sexton's letter to the Gallatin Planning Commission.

However, I have not heard much about it since last year!

Trust your gut. If you are having reservations and it’s more than first time jitters, then it’s time to take a step back and reassess. I second the notion to get a structural engineer out there. With the extent of the issues you found it’s 100% worth knowing what you will be looking at in regards to repair costs.
