I reached my limit in patience with my actual propriety management company after only one year of “service”. I thought because they are part of a big county-wide brand, they would be good. I am so disappointed for getting constantly, one after another, surprises with unexpected large ticket expenses, or expensive “ rent ready requirements after township inspections and getting the same answer “ well that is not uncommon for this area” well if it is not that uncommon then why not consider that in the “ rent ready quotes” or at least provide a heads-up for these potential additional expensive turnover costs? which by the way, can hit you twice on the same property before you can rent it out.

I only have three SFH over there, and all three have gone through similar challenges.

After seeing the condition of the property I don't think my upstairs tenant was really living here that long. The gas stove isn't working, hot water isn't working etc. My perception is ( i could be wrong ) but I think my PM company didn't put towards the best effort of managing my property knowing that I am out of state. I just informed them of the condition and status of the unit. As well as I want to cancel my agreement with them. What is the best way for me to get out of this agreement ? Can anyone recommend any PM company's / real estate attorney for cleveland area ?

As a rental property owner, tenant screening decisions can make or break you. Getting the perfect tenant for your property can take time and effort, but are you doing what it takes to increase your chances? Making Your Property Attractive for the perfect resident is extremely important, is your property well-maintained, clean, and ready for occupancy?

Based on my experience in property management, here are a few tips I have learned:

1. Do a visual inspection: When you visit the property, look for any signs of disrepair, such as peeling paint, broken windows, or damaged flooring. Also, check if the grounds are well-kept and if the facilities are in good working order.

2. Ask for references: Ask the current or previous tenants about their experience living in the property and if they experienced any maintenance issues. If the landlord has a good reputation, they should be able to provide you with positive references.

3. Check local housing codes: Research local housing codes to ensure that the property is up to standard and that the landlord is in compliance with all necessary regulations.

4. Hire a professional inspector: Hiring a professional inspector can give you a more thorough understanding of the condition of your property. The inspector will be able to identify any potential issues or hazards that may have gone unnoticed.

5. Focus on the kitchen and bathroom: Prospective tenants pay the most attention to the condition and cleanliness of the kitchen and bathroom. Outside of the essential condition standards, a newer kitchen and bathroom can attract more applicants, giving you more options of potential renters to choose from.

6. Hire a good property manager with clear systems that address property condition upon listing for rent, and has rigid tenant screening policies.

Remember, it's important to do your due diligence when evaluating a property to acquire, but just as important is getting the tenant to ensure that it continues to be well-maintained and that you make it more appealing to perfect residents.
