Unless you have another deal lined up that will give you a better return on your equity, I would hold on to it. Just like @Logan M. said, unless you NEED to sell it, I like to hold onto things and keep investing with earned income.

Becoming a general contractor or handyman can definitely be lucrative if you do it well. So many people get burned by contractors that aren’t very good. If you put the customer first, I have no doubt you’ll succeed!

I agree with @Andrew Postell on this one. If your lender told you no, ask a different one. They’re not all created equal.

It been absolutely a game changer for me. I highly recommend them. Especially if you know what you’re talking about (which you do).


I find most leads I talk to are skeptical the agent actually understands how to invest.

I'm with Valentin on this one. Why rent your primary? I've traditionally payed less than others pay in rent while house hacking.

Could be a good way to decrease your expenses and get another property without adding too much risk or leverage.

Hey Marc! I’m in Utah too and just separated after my skill bridge about 10 days ago. 

I’ve used my va loan twice now but haven’t done a va one time close construction loan. From what I have heard from other lenders these deals can be a pain to put together. I would talk to a local mortgage broker there and see how difficult it actually is to piece the deal together.

If it were me I would go after pre-existing homes but doesn’t look like there is a huge supply of multi family out there.

Maybe if there are single family homes with ADU's out there I would target those? That's what seems to work well here.

I like Ogden, more specifically south Ogden, and some parts of northern Davis county. 

I’m also bullish on eagle mountain but I’m biased because I own properties in all those markets.
