@Yi Zhao Patchouli candles. They mask the smell of marijuana. Unless you have a clear policy outlined in your rental agreement that say no cannabis. It may be very hard to get a tenant from partaking in the herbal essence especially in a a legal state

@Todd Dexheimer you are exactly right. It just doesn’t seem like the neighborhood fast enough not to take a loss within the first 2-4 yrs.
@Ryan Struthwolf thanks for your reply. It’s been listed for about 132 days. It would be a long distance rental for me I’m just skeptical for the obvious reasons. It’s a neighborhood that is not turning over that quickly. It a a midtown market about a mile between to hospital systems. The corridor that it is in is just sketchy. The property adjacent to the 8 unit is for sale too.
Hello BP I need some advice. Is purchasing an 8 unit class D construction worth the hassle. The property is listed at huge discount and I think that I can get it for lower. It just needs a lot of TLC. It is listed for $60k I just don’t know if it is not recommended to purchase this type of construction because the price keeps dropping so I think that I may be missing something. Thoughts?
