Multi family 8 unit Class D

Hello BP I need some advice. Is purchasing an 8 unit class D construction worth the hassle. The property is listed at huge discount and I think that I can get it for lower. It just needs a lot of TLC. It is listed for $60k I just don’t know if it is not recommended to purchase this type of construction because the price keeps dropping so I think that I may be missing something. Thoughts?

If it is a D class property in a D class neighborhood that isn't seeing a gentrification, then I would not buy it. This property looks good on paper, but when you have only a few tenants actually paying rent, the cash flow will not support it.
