@Andrew Johnson of course, I forgot to mention that I already have a handful of happy investors who've been with me for 3-4 years... (I flip around 25-30 SFH a year) I've been making these ppl crazy, steady returns (~30% annual) which I think has actually spoiled them so I would need to probably go after the paper asset/Wall St investors for a syndication anyway.....
To simplify things, I like think of repositioning MF properties as just flipping “bigger homes”, but I know it’s a different animal completely, especially the part of managing the income/expense game with inherited tenants. The cap ex stuff is actually my forte.
Really appreciate your very good points and help/expertise on this topic.

@Gino Barbaro I’m familiar with the phones. I market directly to absentee, probate, lis pendens, etc and generate 50-60 flip deals a year this way. But like I said, the software I use doesn’t translate to multifamily. What “virtual assistant” or program does?

I have used Listsource and Realeflow to find single-family deals based on my criteria, but they don’t translate well to multifamily properties. What programs do you guys use??

@Michael Le that's correct, they are below market rent by that much. I did factor in my improvements in the purchase price. 6 of the 10 units are on month-to-month (no written lease)... and I can renovate each unit in 30 days. I think 18-24 months is very reasonable to stabilize thos property. Don't you?
