My biggest complain was the 20 year amort. It affected our cash flow significantly

The credit union did 1 blanket loan for all 20 units. Once we stabilized the property we will refi and pay back investors at 10% return fixed. And enjoy the cash flow. Hopefully!

We just closed this deal in February. So we are just getting started with the Reno of the 8 plex.
We are below budget right now.
$12k for roof
$1700 on French drain
$3800 in windows
$1400 in misc door trim/fixing from and back sliding glass doors
$2600 in fence and brick work.
I'll give another update in about 3-4 months. We should be done with the Reno by then.

Hi,
Here's an update:
We where able to secure a recourse loan through a local lender Heritage Trust Credit Union. Here's the financials.
$750,000 purchase price
$600,000 loan
20 year amortization (not the best, but it will do)
$150,000 down payment.
$75-$80,000 in renovations
4 month interest only
5.5% interest
Private money used for the down payment and Reno. $150,000.
The first month we went from 6 out of the 20 units occupied to 12 out of 20 occupied. And 2 more leases coming through in the next 1 month.
Expenses are about 40%-45% and we are working on lowering them.
Rents are $775 for 2 bed and $875 for 3 bed and we haven't had anyone complain about the rent cost.
