@Melissa Justice love the advice! I greatly appreciate your perspective. I have not yet thought about looking outside my immediate area simply because this whole process is still new to me and I'd like to learn the ropes closer to me. I want to build my team closer to me first then branch out as I acquire a few initially. 

I do also love your approach; I am looking to initially get a turnkey property to minimize upfront cost and maximize early cash flow as much as possible. I think my biggest drawback is finding the right team. I am not sure where or how to find and "interview" them for my specific purpose and goals.

Hey Everyone! 

I'm 28 and currently planning my next 5-year plan to start and grow my real estate portfolio up to 12+ cash flowing LTRs with a potential mix of STRs.

I have between $80,000-$100,000 saved, with strong 800+ credit and minimal debt (can be cleared if needed). My strategy is to start with small single-family homes or  a duplex if the right deal were to pop up for one in my search. My long-term goal is to build a portfolio of 12+ cash-flowing units in the next 5-7 years eventually transitioning into bigger multifamily deals once I have more experience. My goal is slowly transition of my 9-5 income to real estate income and build long term wealth through cash-flow and appreciation.

Right now, I'm focused on learning as much as possible.

I'm especially looking for:

Advice from people who've house hacked or invested in

Dallas-Fort Worth Metroplex

Connections to investor-friendly agents, lenders, and general inspectors/RE Attorneys

Any tips or tools that helped you build confidence early in your journey

Hey everyone, Carlos here, new to BiggerPockets and Real Estate investing as a whole! @Terrance Teague hey Terrance, I am very interested in learning about investing in the DFW market, particularly because I reside in the area as well. I have access to a decent amount of capital that I want to leverage in order to accelerate my real estate portfolio to starting building a solid passive income stream, likely to replace my income now. I want to have a mix of LTRs with some STRs were it makes sense. I'd love to learn more from your expertise.
