@NIcholas Hamel, yes!!!!! We started out 13 years ago with the $60k in home equity. Using only the equity and continuously Brrrring and redeploying it my wife and I built a little empire. 13 years later we have 91 units with a market value of 10million…. Again, all started with our home equity.

@Misael Carlos Vera only take advice from people you are willing to trade places in the sector they are offering advice in. So in otherworldly don’t take health advice from someone you wouldn’t want to trade fitness levels with, don’t take relationship advice from someone you wouldn’t want to trade relationships with ( figuratively speaking of course) .

So don’t take financial advice from people that you wouldn’t want to trade places with financially. You have to especially careful in the real a state space. Everyone is quick to tell you about their uncle Joe who had that one bad tenant. I’m hear right tell you I avoided the nay sayers and my life has been forever changed for the good because of real estate.

@Kaylee Walterbach I can do it In one word “Tenacity”! You just have to keep pushing forward no matter how hard it gets, and be willing to do what ever it takes! I would say the biggest thing that got my wife and I from our first 5 unit 12 years ago to 91 units / 15 garages / 20 parking spaces now, is the commitment to keep expenses as low as possible and keep re investing all profits for the first 10 years. We did all the maintenance , upgrades , and management for the 1st 10 years. I know it’s not for everyone, but that’s how we grew to 8 million in assets , and a 70k Per month gross rental income.

@Austin Smucker , I’m from Lancaster as well. I’ve been in the game for 11 years now. I have decent connections here. I started with a $60k home equity loan . Fast forward 11 years , we now own 80 apartments, 20 parking spaces, 15 garages all in Lancaster. Lancaster has treated me well!! We should chat

@Anthony . I get an infinite return on all of my properties. I was a mechanic for 22 years prior to investing in real estate. We started by refinancing our primary home and pulling 60k in equity out. Fast forward 11 years, we now gross 1 million per year in rental income. I know I’m not smart enough to make that kind of money in the stock market with $60k, but perhaps someone can.

I got the best advice from books and the worst advice from friends , family and coworkers.

Worst advice is, real estate is too risky.

The reality is it so too risky to not have real estate in your wealth generation portfolio.

The best advice I give people on advice is, don’t take advice from people your not willing to trade places with in the space that they are providing the advice in. Example would be, your not going to take marriage advice from a friend that has a terrible marriage! You probably wouldn’t take health advice from a heavy smoker and drinker... So if your not willing to trade financial places with the person giving the advice , don’t even listen to it.

To be honest every single person I knew tried to talk me out of real estate. Now 11 years and 8 million dollars in real estate later, many of those same people are asking for advice , consultations or to invest along side of me.

So I will give you my best advice. Don’t wait to buy real estate, buy real estate and wait.

@Kevin Manz they all vary depending on the location and size. The 11 unit had 2 terrible apartments. They were at $600 prior and 1,025 post renovations. I would say on average we can up the rents by $200-300 per month after a Reno .
