I've been using TenantCloud for the past 2 years.  Seems like their app is user-friendly enough for my tenants to use for maintenance requests, communication, rent payments, report creation, etc. I've received no complaints from them.  I personally find it comprehensive an All-In-One solution...although the tenant option to report to credit bureau is not currently available. :-(

To be honest, there are so many options out there. Many have have free trials as Jasmine mentioned already. I tried a few but ultimately decided on TenantCloud.

I agree with the advice you have already received.  

Obtaining a real estate license is not necessary at all....although it does give you some benefits. 

Here are a few benefits and drawbacks...

Benefit: Knowledge - In order to receive a license you must complete several hours of classroom education. This will allow you to further expand your knowledge in the real estate field.  In general, the more knowledge you have the better decisions you will be able to make. Some people prefer to gain that knowledge by experience instead of going through formal training.  

Benefit: Network - Becoming a licensed agent allows you to have access to the network of agents in your MLS. This could potentially allow you to be one of the first individuals to know about any upcoming REOs and foreclosures.

Drawback: Costly - To maintain the license you must (1) renew your license every couple of years (In Texas. Not sure about your state). (2) Pay for board membership (3) Pay for training needed to renew your license. (4) Pay for local MLS dues.

Drawback: Disclosure - As a licensed agent you must disclose every single material defect your investment properties have (or had...and repaired) if you plan to sell them.
