Just remember if its polished porcelain, it will need to be sealed. Try to get as dark of grout as you can, that still looks good, and always keep an extra box, just in case.

Phin, there was around 27 properties out of 165 in the last ten month's that went 60 days or more. Majority look like they go within a couple of weeks. Thats off the mls. lowest price townhome 650, highest 2000 for single family home. Hope that helps.

Vinyl, unless its sheet vinyl. Years ago i was told the sheet vinyl wood last longer because it has less seams. About middle of third year, had multiple holes through it, and it was professionally done. On the plank or vinyl tile squares, make sure you use the proper glue. It does last a lot longer than laminate, win it comes to water damage. Also, keep an extra box for damage tile replacement.

Tyler, you can use listsource and go with out of town owners. I haven't done any wholesaling myself, but that is what i hear the most wholesalers reference. Good luck

Douglas,  try picking a topic of interest like, single family home rentals, wholesaling, becoming a real estate agent or buying real estate with no money down, and learn all you can on that one subject. Once you feel comfortable with the basics, move on to the next. Real estate can make your head spin when your starting out. Good luck
