Anson, your right, i was hasty. Spoke to my wife who is a broker and she said you do have to be carefull. She gave me the example of . What if one of her agents buying through owner to owner and disclosing he or she was an agent and then writing up contract, later to have an issue and bring issues for broker. So marius, my apologies and anson thanks for the correction. P.S. Marius, my wife said as a realtor you have access to free legal advice through the legal hotline.

I'd be hasty giving out advice like "nothing owed to your broker". Each state is different. In mine, I cant ever NOT represent myself as an agent, I cant take the agent hat off. Since I'm representing myself, I owe my broker money for the transaction.

Check with your state, check with your broker. This isnt something you want to be wrong about.

I would make sure you comp the rental rates in actual neighborhood. What is the actual asking price and is the neighborhood stable or will you need a bullet proof vest. You also might consider a single family for first time if your not going to live in one of the units.
