@Alexander Szikla not sure I’d say Miami is a transient city given the number of New Yorkers and Californians flocking down here to escape state/city taxes and COVID closures (yes, bars and restaurants are still open here), however cap rates are in fact very low given the amount of demand there is now.
It’s tough nowadays to find a deal down here. Not to say you won’t find anything, but you will have better luck going further North into Broward and Palm Beach counties. The west coast of FL also still has some value and more laid back lifestyle.
I can’t speak to the Charleston market other than the fact that I love the restaurant scene there :)

@Angela Romero Miami Dade has gotten very saturated. Not to say you won’t find a deal, you’ll just have better luck going further north into Broward or Palm Beach counties. Good luck with your search!
