Hi Kate great points you made above. I also think that understanding the risk before buying real estate is something an individual needs to analyze and understand before jumping into it. I do agree that real estate investing is probably the somewhat safest investment that investing in stocks. When you invest in real estate you have some control over your purchase and weather you decide to live in it or have it as a rental property thats up to the individual. As long as someone does their research and runs the numbers the majority of the time you'll be ahead from where you started. Theres appreciation on the property interest rates may drop. Rents may go up. Theres many things that will allow you to walk away with making some money from your return. I would agree that Real estate investing is the best investment.

Hello Brian yes you can only use FHA as a primary so unless you plan on living there thats no problem. You will have to lease out your other property if you want to keep it to help offset the PITIA (Principal, Interest, Taxes, Insurance) against your DTI but if you can qualify for both PITI then you dont need to worry about showing lease agreements or selling your current property. It just depends what your end goal is. Hope this helps.

First of all congratulations on your new investment property. Not a landlord myself yet but I can only imagine having that conversation with your tenant and not feeling bad. Especially if they are older folks. If I had to have that conversation I would approach it as delicately as possible so this can be a peaceful agreement of paying more or moving out. Last thing I would want is some type of retaliation. I think giving them as much notice as you can will help them out figure out what they are gonna do. One other option you can do is hire a property manager to have that conversation assuming you have a property management managing your property already. This way you have no emotional attachment and the property manager just does his job. Good luck with your new investment sounds like you got a good deal.

Hello Xzavion since your using FHA make sure to save 3.5% down payment and get pre approved before you go shopping this way you can run more concrete numbers when buying your first investment property to see if it will cashflow while you live in it or live for free. This way you know that as soon as you leave it will cash flow. My friend @Matthew Kwan did this exact scenario last year with the interest rates being on his side that helped him cash flow on his first property once he moved out. Now his out looking for his second property.

Hello Peter not a fan of these interest rates being where they are right now. It makes the market slow down and not good for business lol. Currently this is the card the feds dealt us. Its all about how we react and of course everyone has their opinion on where thinks might go or may not go. To be honest all we can do is make the best of what we have and like other people above mentioned do your research run the numbers and continue investing. Those are my thoughts on the current rates.

Congratulations on your success so far Jack. I am waiting only because I'm still working on saving more money to begin my real estate investing journey. Running the numbers right now is a bit harder to hit those cashflow goals. Buying for appreciation might be your best friend right now while things get better then refi. Let's see how this plays out.

Hi Harry, 

As many mentioned above generating 5k cashflow will be a long term play in CA. Maybe doing short term or long term rental in CA can get you there a bit quicker but that also comes with many obstacles to overcome. Personally I would invest outside of Cali and research more markets and connect with other people who are having success in those markets that can meet your goal within 5 years.
