You can do Warrantee deed, Quitclaim deed, Grant Deed. The strongest Deed is Warrantee best one to go with. The only way to change the name on the loan to yours is by refinancing.

Hey John, 

I think as long as your not netting negative its a win in this market. When cashflow is low make sure that there will be a good potential of getting higher appreciation over time to make sense of the deal. I dont think theres a right or wrong answer as everyones cashflow minimum is different. Depending on what you need or looking for to add to your real estate portfolio.

Thats a great question. First of all congratulations to you on being in such a great position where this is actually something to think about. Personally myself If I were in that position I would rather pick appreciation with low cashflow because in seven years from now that property should hypothetically double in price. The longer you keep it the more it will appreciate thats just the nature of the market. I personally would look at more long term investment and the potential future of how much appreciation I will get on the property and eventually the cashflow should slowly grow as rents will likely go up. Hope that helps but this is really a personal decision where theres no real right or wrong answer as long as you pick one of those two potions you will already be ahead.

Hi Chung I would recommend looking for RE investing groups to meet potential mentors. Definately continue to read books and listen to podcast. First step is figuring out what your RE investing goals are so you can focus on one area. Theres too many ways to Invest in real estate you just have to find one that you like and enjoy and you will thrive.

Yes you can as long as you live there for 12 months you can house hack or STR. Common strategy investors use to get into first investment property with low down payment.

I started with my primary and currently working on saving some capital to buy an investment property either in southern California or out of state still trying to figure it out. Happy to be here in BP community and continue to learn.

Great points here thank you for sharing. In other words you get what you pay for. Theres certain things you would want to pay the lowest cost possible but when it comes to services like these or big ticket items I would not want to be frugal but more fair and pay for the value.
