Does anyone have any referrals for home insurance that will cover a short term rental in West Virginia? Thanks!

@Pete Morgan I see I'm a little late to comment, but haven't missed your trip. I live in Michigan and purchased property in Bryson City last year. I've done a lot of research and we landed there. We're building new construction and will STR. I would consider that area - slow in January and February but they get a lot of traffic through fall and Christmas, and of course summer. Maggie Valley would be an area to consider if you wanted to be close to Smokies and skiing - we just didn't care for that area as much. Lytisha Shuler was our realtor and I'd highly recommend her if you choose that area. I'd be happy to connect you if you're still looking for someone.

If the construction has not started or just started, the proper form of coverage would be a "Builders Risk" policy not a homeowners.  Once the CO is obtained you could move to a Homeowners is you are occupying it.  Most Insurance companies require occupancy by the owner to coverage it with a Homeowners polciy.  If it is a rental you would get a Dwelling Fire (some companies call them a Landlord) policy.  If it is a house that will be put up for sale, you will need a vacant dwelling policy.  If the policy(ies) you get do not include Liability, you should purchase that as well.


Thanks for the helpful info, John. I didn't include much information in my original post. Our builder is getting the builder's risk insurance, and the lender wants us to have a quote for the completed build.

Thank you! I appreciate that. Yes, we loved it when visiting the Smokies for the first time! We're about 10 minutes west of town on 5 acres with a nice mountain view.

I'm building a new construction home in Bryson City, North Carolina. Working through the financing process and need to get a homeowners insurance quote. Can anyone recommend an awesome insurance agent in NC?

Personally, our family of four does a lot of traveling and staying in airbnbs. I think of the tiny home as studio or under 500 square feet. I'm sorry that my response is not exactly what you're asking for, but I hope it can be helpful. Have you looked at the current existing inventory of tiny homes in the area? I would make sure it's not over saturated with tiny homes. They can be convenient to rent, but they don't appeal to everyone. I own property in Bryson City, North Carolina (south side of the smokies). Before we purchased I was looking for a place to stay during a busy time and the only places available were tiny homes (meaning everything else was booked but there were plenty of tiny homes that were not). 

Other than that, make sure the zoning allows multiple residences to be built and STRs are allowed.

I like to provide a bag of coffee or giftcard to our local coffee shop so the guests can pick up fresh beans. Cleanliness is always important. I think one area that gets overlooked is the way a home is decorated. The vibe and feel is constantly referenced in our positive reviews, and it doesn't have to be an expensive change to make.
