 Will check it out, not sure they have those in the price range I seek $125K max.  at least via traditional financing.

the area I am looking in currently would be southwest (Chicago Lawn, West Lawn). Some east side but not too far.  Seeking pockets of neighbors with tree line sheet sales quality.  Some are in bad(er) areas but they have pockets of good neighborhoods.

I will keep an eye out on responses as I too will need to fix and BRRR a property if this contract is accepted.

Thank you for the input it explains a lot.  I need to venture out as I suspected but still learning as I go...looking to get into the San Diego and or Phoenix market as those are my next locations to move into literally.
