Jon is right; the first step is figuring out which path you would like to explore initially. That will direct the choices you need to make going forward. Much of what you need to do can be worked on simultaneously, such as finding lenders, analyzing properties, and deciding the business entity. I can certainly help you with the house hunting directly. To get you started, if you would like to get together and talk over your investing vision, then my RE partner and I can create a search and email properties for you to analyze. This will give you a better understanding of the market and where it's trending. From there, we can look at some properties so you can see how the numbers translate into reality.

Welcome to BP and real estate investing in general. Pheonixville is a great place to look and there are a number of investors you can connect with there. It will take some work to find a great deal, but it's possible. I agree with Jim and Percy, go to a DIG meeting and make some connections. Also, take advantage of all the resources here on BP. I agree with Joe; start at a local investors meeting. If that isn't an option, when searching for a PM, I would look at listings of rental homes and see who is advertising.  Many times you will find the PM the same way a tenant would. Once you get contact info, connect with them and see if they handle your type of property.  If not, ask if they can point you to someone who does. 

Welcome to BP @Lauren Smith!  You will find this community incredibly helpful as you learn more about investing.  Take the time to sample all the resources on this site and put your own two cents in when browsing the forums.  I am sure with 3 years property management,  there will be a few folks who would like to hear what you think! What type of investments were you interested in?

Hello @Ricardo Whittington!  If you're looking to learn,  you have come to the right place.  Dig in to all the resource types available on this site.  Experience can be the best teacher and I find I can learn just as well from someone else's experience without so much risk.  Take advantage.  Also, reach out to other members here. Not only to ask questions but to bring your unique perspective to the conversation.  There is room at the table for many points of view.  Good luck to you and have fun.

This site is a great way to get a huge amount of real world experience without making all the mistakes yourself.  If you have a challenge or a question about real estate, someone here has already been through it and will help you think it through.  Make sure to check out all the resources available here. My favorite is the podcasts because I drive a lot and I always pick up something new. Books are great too. Depending on what you read, it can teach you nuts and bolts or expand your thinking. I believe both types are important. Have fun and reach out to other members.
