There are definitely areas in Venice and Sarasota that will cash flow.  Do you have any more specifics?  Are you looking to stay under a certain price point?  Are you trying to stay out of the flood zone?  If you can give more specifics I should be able to suggest some areas.  I live in Osprey and am well familiar with the Venice, Nokomis and Sarasota markets.

I just closed on a property and my first quote for insurance was $24,000. I was stunned!  I was able to get it down to less than $8k, but had to go with Citizens through USAA.  The wind portion was close to $4k I think.  The balance was flood and property.

Yes, ours is back working well. Things the pool company could have mentioned.  We could do a propane tank here, but not sure how often you would have to fill the tank, etc..  I guess we will just tough it out for those 4 days a year that the weather dips down here!

If this is an investment property and a duplex is, then you should be determining its value by the income potential of the property.  Obviously you want to know what you are buying, but more importantly you want to know how much income will it generate and does this deal make sense.  If the income potential has not changed based on the difference in square footage then I would move forward.  If the income expectations are lower based on the smaller square footage and the third bedroom really being a dining room then I would renegotiate.  Good luck!

As many of you probably know, the appraiser's job is to estimate the market value or how much a willing buyer would pay and a willing seller would sell a property without being under any abnormal pressure.  When there is a contact in place, we are required by our standards to review the contract.  The reason the appraised value is often the same as the contract price is the market has spoken.
