Hi there! 

I'm in the middle of looking for a property management company based out of San Francisco for a condo I own in the city. What are the average rates for management and lease percentages that they take?

To add to everyone's input, check the HOA and CC&R's. Some buildings in the city have specific rules completely abolishing short term rentals and as J Martin posted earlier, the fines can be atrociously high. Either way do your homework ahead of time.

Hello Adrien, 

First of all, congratulations on saving money. That alone is a huge step. I would go to REI groups near you and talk to as many people as possible to see what they're doing. I'm sure you're not the only person in southern California trying to invest in a very expensive and competitive market. Wherever you invest, make sure you have a CPA and a real estate attorney that you can call and speak to- both for your safety and for future properties. I would also start networking here on the website too, there's over 600K members here and we're all happy to share our stories- good and bad. Either way, best of luck in whatever your journey brings.

I paid $700 for an inspection of a  2 bedroom marina style condo 1500 sq. ft. about two years ago. The condo was built in 1924 and had a fireplace- so it sounds a little expensive on the rate, however if I were you, I would look for at least 3 bids. Has your sister's realtor suggested this price quote for an inspection?

I've had accountants charge me as high as 3K to get my taxes done- ours are a bit more complex than your average. However now we're paying under $700.
