Thanks Theresa, as I stated she is totally irrational. I have explained all of that to her in almost those exact words and her response was to repeat again all of the things that she said were wrong and that they should have been done before she moved in even though I explained to her that there were some things that still needed to be done and she wanted to look at the place several times and said that I didn't need to do anything that she would do it, nothing major, just your punch list items that need to be done when a tenant moves out, even though she said that I still spent weeks getting the place ready. I had workers there on Wednesday repairing the deck and doing some other work to the outside, they called me because she came out trying to tell them how to do the work, even though she wasn't supposed to be there. She told me she wouldn't be available this weekend or next weekend. So I gave her notice that they would be completing the deck today and would need access to the inside after that and since she wouldn't be there I would have to let them in. She told me that no one is going in her house when she is not there. They called me this morning and said that she was there when they got there and came out yelling at them and taking pictures of their truck so they said they were leaving and never coming back as long as she lives there.

Corey, Specifically it is a repair to the board under the kitchen sink that is mandated by code enforcement because she called them to report a violation mainly of a needed deck repair that existed when she moved there in December 2020, she also gave me a list other minor items inside to fix that I was working to get completed as I could get to them since it was difficult to coordinate with her because she is only there on some Fridays and Saturdays with limited availability and of course, doesn't want anyone there when she isn't home. The sink board repair was going to be done the second weekend that she was there when most of the other items were taken care of and she told me that it was OK she didn't want it done. But she kept asking me about the deck and I explained to here that it was going to be done later as I was trying to complete the items inside the house, since it was winter time and she was not using it right now anyway. while i was trying to complete do some of the other items she started complaining about having people there every weekend and she couldn't relax on her days off although, I had only been there one weekend, while still asking about the deck repair, but at that point, it was either cold or raining everyday since it was winter and she couldn't really use it anyway, so I told her it be would repaired when the weather permitted, and at the end of February she started asking about the deck again. However, before I could get someone to come out and look at it, she called Code Enforcement. After that she would not respond to any of my attempts to schedule the repair with her. Relations are already bad, so I am not concerned about that. I know this is lengthy, but I can go on and on with examples of this irrational behavior.

Does anyone know what Georgia law is regarding landlords entering a rental property for nonemergency but required repairs when the tenant says that no one can go in if they are not home? They are only home some Fridays and Saturdays with limited availability? Do they have to honor the tenant's request?
