Landlord Right to Enter
Does anyone know what Georgia law is regarding landlords entering a rental property for nonemergency but required repairs when the tenant says that no one can go in if they are not home? They are only home some Fridays and Saturdays with limited availability? Do they have to honor the tenant's request?

I don't know GA specifically, so this may be of limited help. But everywhere I do know the right of entry simply requires notice be given that you will be accessing on XX day within a minimum time frame. So no the tenant cannot simply say you cannot access without them home.
That's legally...now the personal interaction side says, whatever you can do to access when it makes sense for them is what is best. Sometime you just can't do that and you just have to force the issue, especially if continued damage or ongoing complaints of their inability to use something are the consequence of not addressing it.
