Ryan- yes, we would be very willing to drive to one. However, with both of our jobs, it would be very hard to make it. When we can quit those jobs because we are successful (hopefully sooner rather then later) we would we go to any that we could! I strongly believe it takes networking and being aggressive, and being as full of knowledge as you can be to get where you are, or even where you want to be. We are just startin out, so we arent there yet, but sometime soon i hope!

Hi Jeff! My significant other and I are somewhat new too, and we are also in Illinois, we are in the Rockford area, so that puts us about an hour and a half from Chicago, and about 3 hours from Bloomington. We are fixing up a rental right now that we seller-owner financed, and soon we are hoping to get more into the wholesaleing. There arent many clubs or networking buy us, they are mostly a couple hours away, so we were thinking of creating a group!

Hi, i work for a credit union and we do a lot of lending for mobile homes. How it works with us is a mobile home would be a consumer secured loan, the same as an auto loan. How we determine the value is we have an appraiser go and take a few pictures and then go from there. I hope that helps!

Walking around the neighborhood is exactly what we did! We never realized how many houses were for sale! We also found a few that looked empty too. Now to reserch them!

Hi! Im not sure if this will be of much help to you or not, but we are to this real estate thing, and we needed help in this area too. I work at a bank for my day job, and I met a guy who is a CPA. He has done my and also my co-workers taxes for the last 3 yrs. My boyfriend (who thinks hes the boss :) ) said no, (because I suggested him for our newly started real estate business) because he said we needed someone who knows all the ins and outs of realestate taxes, not just taxes in general. So when talking to him, I found out that he has more then 5 clients with 20+ properties. So long story short, we went with him, and so far he has been a very good tool for us, because he knows so much, and we can just shoot him a txt or call him or meet up with him. So for us, books werent the answer, we just have so many questions. So I would just suggested networking and finding a CPA that you feel comfortable with. It's worked so far for us!

Hi! I work for a local credit union. This is very possible. For our requirements, you can use rental income for income, it just has to have been coming in for a year with taxes to prove it. They willalso want to see leases too! For us, we also dont have a credit score reqirement. Its based on debt to income ratio, are the bills paid on time, and if there are any collections, and if he can handle the payments of the mortgage. Id say go to a credit union near you and check out what they have to say. The best thing about going to a credit union for a mortgage is they are more personal, more specific, and are more willing to help. We arent for profit, so theres def a lot less pressure, so if u do want to just go in and ask questions, its easier. In most cases, the rates are a lot lower then a bank. Good luck!

Thank you all for the input. We really appreciate it!!! We were thinking it would jist be considered a month to month, but were also thinking if they didnt sign a lease, we would possibly be out if they just got up one day and moved, or even if there was any damage to their unit. And yes, we were talking about using the amount per month as bait! Will try that and go from there! Thanks again!

My significant other and I have a lease to own rental property. It's an older 4 plex. Long story short, the guy we bought it from had NO leases. We are trying to get the renters to sign a lease, but they aren't working with us. We aren't sure what to do, and this is just adding to the problems we are already dealing with coming into this mess (we are being positive about it though!). Any suggestions?!?

Although that voice mail was great, it was over a minute and a half long! On my google voicemail, I simply said, "hi this, Carrie with C&C properties, please leave your name and number and I will call you as soon as I can. Have a great day!" I want whoever calls to feel like I'm there for them, and not have any pressure. I think too long of a message with too munch information could freak a person out when it came to something like this.
