@Jonathan Greene I agree that the prospect of laminate makes me nervous, and I’ve replaced carpet several times. I’m glad to hear that LVP has been working well for you.

I have always had carpet in my rentals but I’ve been hearing more praise for putting in hard floors for less expense during rental turnover. When I called in a couple of flooring guys for estimates, one recommended vinyl panel flooring, which I had never heard of. He showed me samples and it looked gloriously hardy! The price was only slightly more than carpet if I chose from his “scraps” from larger jobs. Lots of great options. I was delighted with my choice.

It’s supposed to go in next week. Fast forward to tonight. I’m listening to a BP podcast with Jeff Thorman as the featured guest. He declares that you should NOT do vinyl plank flooring on a wood foundation home. I think the flight shifting/movement makes the planks pop out.

So I’m back to square one. Carpet? Or something else? This isn’t a luxury property. It’s a 2 bed 1 bath duplex. What would you do?

I’ve always collected rent via check, as I was house-hacking a duplex. I’m now moving out of state and will have two tenants a thousand miles away. What programs have you used for online rent collection?

A quick search led me to Cozy, but I’d like to hear some feedback from others.

I have several things that need fixed in my duplex right now, and need to establish a relationship with a reasonable and truly trustworthy handyman because I’m moving temporarily out of state, but still managing my own property. Who do you recommend?

I've started referring properties to a friend who is looking to buy and flip distressed properties. She asked me how much I wanted as a referral bonus to build into her numbers. What is the norm on this? Is $1,000 way too much? Too little? These are single family or duplexes.
