Looking to buy some flips in Tennessee. I like to stay in middle Tennessee. We are about 1 hour west of Nashville in a small town ( Waverly). Are there site or groups to find wholesalers in your area?

We are new owner of 3 duplexes and would like to go up in rent. Do we have to wait until lease is up from Previous owner? Will section 8 make decisions on what they will pay or do you tell them what you need for rent?

Do you guys think if I buy the properties and go up $100 a month more is to much of a jump. I really need to go up $200 a month to get it where the market is at in this area in TN? For example they are paying $600 a month and I would like for it to be at $800 and that is still a great rate as I look at what rent is going for in this area. Just looking for more Suggestions.

Thanks guys for all the input and I will Be using a lot of the comments. Please keep them coming. I am trying to learn as much as I can. We have rental properties but we are now starting to really own more than just a couple and wanting to do everything the correct way. Great idea on looking at leases before buying this property.
