These are great, I appreciate the time you spent to gather all of these! This is great info to have as I keep exploring the market. If you don't mind me asking, what should my next step(s) be as I continue to research Memphis and look to build my team? I'm slowly expanding my BP network and hope to reach out to some agents in the area before too long.

Hey! I'm a new investor. From what I'm seeing, the median SFH selling price in Memphis so far in 2025 is somewhere around the $180K-$200K range. I'm not looking to pursue larger footprint properties, and see a decent amount of inventory around my target price point on public listings. Curious regarding your thoughts though. Appreciate the comment!

Hey BP!
I'm an out-of-state investor looking to build a long-term rental portfolio in Memphis and wanted to connect with local investors, agents, property managers, lenders, and anyone else experienced or informed in the market. My goal is to start with cash flowing SFH's in the $80-$150K price range.
I’ve been doing my research on neighborhoods like Frayser, Raleigh, Whitehaven, and Hickory Hill, but I’d love to hear insights from those already investing here who know more than I. Specifically, I’m looking to network with fellow investors who have experience in the Memphis market, find investor-friendly agents who are experienced in the area, and connect with property managers. If you're investing in Memphis or have key insights to share, drop a comment or DM me, I'd love to connect! Looking forward to it in advance!
Hey BP!
I'm Carter, a senior in college who will be graduating this December and subsequently working full time in Public Accounting. I've been interested in REI for a year or so, and am only just now finding out about the BP community and all of the resources it has to offer new investors. I've been sucked in lately, and been learning all I can; I'm 21 currently, with a goal to own 5 cash-flowing rentals by the time I'm 30. As of this moment, my goal is to buy long term, buy and hold properties, preferably SFH's or small MFM's. I'm currently interested in metro areas in Ohio, namely Dayton, Cincinnati, and Akron, as well as Huntsville and Tuscaloosa, AL. Happy to join the community!

I'm based out of NH, which means most of my nearby markets tend to be quite expensive. That being said, much of my research lately has been within the context of investing out-of-state. I'm not close at all to being financially ready to look at purchasing properties, but I would love to connect with fellow members of the community, especially any New England-based investors that look to invest in buy and hold properties out of state. I'm pleased to make an introduction to the community!
