I have used chatgpt to write a listing in a certain language (style) and usually have it rewritten to "encourage buyers to schedule a showing." It has worked out without paying any fee.

Hi Everyone,
I would like to host an Investor meetup for people in the Northern Virginia area and would like to see how many people would be interested in meeting in either Reston or Purcellville? Would people prefer a breakfast, afternoon time, or evening?
I would love to meet with everyone and talk about your strengths and weaknesses when it comes to investing. I personally LOVE to analyze properties and love the flip side of investing. Design is one of my favorite things so that part is fun for me.

Hi Fabio,
I see you are in Texas. I am a realtor in Virginia and I can say having the MLS is so helpful! I would recommend finding a realtor in the specific area you are targeting and have them pull up the data for you. I sort by Property condition first if I am looking for a rehab property. I then sort by specific neighborhood that does show the past 180 day closed sale price for similar properties in the surrounding area.
Are you looking for turn key ready that is already waiting for a tenant or you would like to rehab a property?

WELL said! It is so important to have good communication throughout a transaction, not just focus on rate. It is also important to find a local lender who is reputable in knowledge about appraisers who know the market and area. It is great to be on the same time zone as well! That has made for difficult transactions in the past where the transaction is on the east coast but the lender is on the west coast.
