@Matthew McNeil thanks for the response! It's encouraging to hear that you are making that model work for you. I guess it is just a matter of finding what fits one's individual investment strategy, and what kind of cash flow is acceptable. I have been analyzing a lot of deals on the MLS for practice and it has been a good exercise to run the numbers even if the results aren't always as promising as I would like. If each house were a money making machine, I guess everybody would be a real estate investor! Thanks again!

Hi All, wanted to jump in here and say thanks for the great information. I live here in Boise and have wanted to get into the game, but have been scared off by the seemingly high cost of entry.  and would either of you be willing to give an example of a recent deal that you have made and how the numbers have worked out? I am getting hung up on the 1% rule, and it just doesn't seem to be feasible very often. How are you getting SFH and duplexes to cashflow when $250k houses are only renting for $1600? it seems like the margins would be pretty slim, but I realize there are a lot of factors at play. Would be interested to hear any "success examples" from recent acquisitions in the area. Thanks again!
