Thanks all! I have already spoken with several HML that work in my area, and have gone through pre-approval. Next step, find a deal!

I know that cash is king in the wholesale world, but do people have any experience using hard money to buy wholesale deals (or have any wholesalers out there sold contracts to non cash buyers)? I am interested in getting on some wholesalers buyers list to expand my lead generation and get a better feel for off market price points, but without enough cash to buy a deal outright in my market, I’m wondering if I’ll just get laughed out of the arena. Thanks for your input!

To any Boise area investors out there, do you have recommendations for HMLs that you have had positive (or negative) experiences with? I have started looking into a few, and obviously am primarily keying in on where I can get the best terms, but building good relationships is important to me and I'd rather get involved with a company that has a strong track record, even if it means paying a bit more. Any experiences you have had and would like to share would be a big help, Thanks!

@Richard Sherman so then are you continuing with the brrrr strategy to accumulate properties or are you going more the “traditional” route and saving up between each new property so you can purchase with 20% down conventional financing? It would take me several years in between purchases to save up for a down payment on the next SFH, and for that reason I really like the principles of the brrrr method

@Dave Passey Thanks for the welcome! I imagine Missoula and Boise are somewhat similar markets right now. I actually went to school at Univ. of Montana so I am pretty familiar with how competitive it can be out there! Thanks for asking about my goals. I would really like to get into SFH and small multi family units to create some moderate cash flow now but ultimately build up a portfolio to be able to live and retire off of passive income in the next 15 ish years (I know, this is a pretty standard goal for alot of people!). I really am intrigued by the BRRRR strategy and would love to start implementing that and combining it with other more traditional rental properties for buy and hold.

Hi BP Community! Super excited to get involved with this great group. I am living in Boise, Idaho and am interested in getting started with SFH or small MFH rentals. It is a sellers market in this area, and it seems that deals are pretty hard to come by, but I am excited to hear from other people in the area and in similarly competitive markets about how they are creating success for themselves. I am a homeowner, but other than my first home purchase last summer I am still very new to the entire real estate game. Meeting with my realtor this week to discuss my investment goals and hopefully start building some other contacts, but would love the opportunity to connect with other investors, landlords, property managers, and agents in the Boise area!
