What about this plan....buy the house for 32k, get a tenant in place for around 700 a month. Refinance it for 70% of the value. So hopefully get about 22k of my cash back out of it and just have about 10k cash left in the property and just try to hold on to it long term? So after everything clear like 300$ cash flow a month? You guys think thats worth it?

Hey guys, 

 I am really having trouble deciding if I should move forward on this certain deal and wanted to reach out for some advice and guidance.  So I live in Greenville S.C. and I am currently looking at a house in Spartanburg S.C. (about 30 mins away from where I live.) It is a great little house. Brick 2 bed 1 bath about 800 sqf. Pretty decent shape overall. No expensive fixes that we saw and is pretty much rent ready. I had a property manager from the area meet me at the house today to give me his best opinion on the area and what it would rent for. He said its not the best area in the world but not bad at all. He was pretty confident that the house would rent for between 650-700 a month. He also said the house probably wouldn't increase in value very much over the years just because of the area its in. I told him I was paying 32k for the property and he said thats prob about what its worth. 

 So what do you guys think? Do you ever purchase a property just for the cash flow even tho it might not increase in value? What about the fact that I would be buying it for pretty much what its worth and at the height of the market around here? Any help would be greatly appreciated. Thanks!

Hey guys!

 Quick question! I have renter moving in soon and I'm asking for first and last months rent, and a security deposit. My question is, if for whatever reason she can't pay rent one month, am I allowed to use her "last months rent" to cover that month while I evict her? Are their laws against this or do I just need to cover that specifically in the rental agreement? THANKS.

Hey everyone, 

 I have a question that I would really love some feedback on because I'm not really sure what to do in this situation.

 I had a renter move into one of my units about a month ago. She paid her first months rent on her move in date with no issues. After a month I came by to collect rent and she wrote me a check and the account had insufficient funds available, so it bounced. Now she isn't answering my calls/texts, or coming to the door when I went by. Any advice on what to do or how to handle this situation? Any feedback would be awesome. Thanks!

Hey guys,

 I NEED your help. I am in the process in purchasing my first property and my real estate agent is strongly suggesting that I get a eviromental test done on the property and soil before we close. Says its very standard practice to have this done. The property is beside a mechanic garage so he suggested it even more so. Is this a good idea? It's a 1,750.00 test so that kinda hurts the budget a little bit. What do you guys think?

Hey everyone!

 My name is Casey Wickline and i am from Greenville SC. I am a firefighter turned professional bobsled athlete for Team USA. Yeah, i know...how does a guy from South Carolina get involved in a winter sport in general, much less bobsled? Well long story short i went to a bobsled combine here in Greenville and i did very well, so i was invited to Lake Placid N.Y. for more testing and more tryouts. I ended up making the national team the past two years and that has taken me all over the world competing for Team USA. My goal is to make it to, and win a gold medal for the USA at the 2018 Winter Olympics in Pyeongchang, South Korea.

 As far as real estate goes i am a rookie in need of a lot of help and guidance. I stumbled upon the bigger pockets podcast and have been blown away with the BP community and how supportive and helpful everyone is. Being a athlete that is on the road a lot i know the importance of a good team and support system, and thats what BP seems to be, one big team and support system. So needless to say i am very excited to be joining this team.

I have always had a very big interest in real estate. I bought my first home when i was 23 and i am finally ready to purchase some investment properties. I have been doing a lot of self education and trying to learn as much as possible. I am currently reading "The Book on Rental Property Investing" and i am loving it. As far as my goals in real estate, i am most interested in acquiring rental properties for passive income and long term wealth. Again, i am new at this but the BRRRR system really appeals to me. I would also be very interested in doing flips along the way.

 Well thats all i have for now. I am sure i will be speaking with some of you at some point in some of the forums. Im sure ill have plenty of questions!
