I need help understanding double closings. If I'm using my buyers funds to do the double closing how do I go about saying " oh yeah I need your 30000 dollars before we even go to closing so I can do my first closing.....................I need help!lol

Thats a good idea greg but do you think a broker/general contractor will find me wholesale deals and estimate repair cost just for a % on a quik profit of 4000 dollars?

Man Im really having a problem with this repair cost estimating in wholesaling realestate. I do not know how to estimate repair costs. I dont want to pay a contractor until I get the hang of it because about 1 in 30 offers will get accepted and if you do the math at about 50 dollars an estimate.......thats a lot of money. Someone recommended a cell phone app called hammer point or real eflow, but its slow and some of the terminology is unfarmiliar and it isnt very specific. I really want to get passed this mountain in my wholesale career. Any suggestions?

Would it be wise to make my offer Based on this...........Calculating dollar per sq ft higher than what county assessed value is?

J scott I thought they dont do title work unless you order it? Will there be a fee for me wholesaling everytime when it comes to title? And scott there is a wholesaler that lives right around the block from me and he recommends not sending it to the title company because when you assign the contract you just give the contract to the end buyer and he takes it to the title company. Has anyone ever heard of this method?

so is it smart to send my contract to the title company right after we have signed it even though i havent notified any of my buyers?
