There are still some opportunities left for accredited investors for this new development opportunity in San Antonio. 

We're looking for accredited investors for a 208 unit property in San Antonio. Our property management division currently manages The Heights at Midcrown for a third-party owner. The current owner is a Lender who foreclosed on the property during the recession but has been adamant not to spend money on the asset for improvements. Last year, the owner approached us about buying the asset but we could not come to an agreement on the price. The owner hired a broker to try and sell the asset but it didn't work out. They approached us again about buying the property and we were able to agree on terms at a significant discount to the previous contract price.

@Ryan Butler Average DM response rates are 1% and that's an average. You may get a lower or higher response rate than 1%. DM's are also very tricky mediums to grab people's attention. Try testing your messaging. Split your mailing list in two and see which version performs better.

Definitely one person per business card. It seems unprofessional to have 2 names per card and if you're starting a new business together, you want to start off on the right foot and give people the right first impression of your company. 

I've heard that vistaprint.com is an inexpensive and trustworthy place to print from. They have business card design templates you can use. 

Do it right the first time. Build a good brand reputation right from the start.

Do you have multifamily property or just single family? I know that many multifamily property management companies use utility management and billing services. The company handles the billing and I believe the fee for their service is actually passed onto the tenant (a few dollars). It saves you the headache of managing and billing the tenant. 

If you're interested, I can recommend a company that has experience with small properties (under 100 units) as well as large.

@Bill Coleman you mentioned putting carpet in your two basement bedrooms. Is that unit at risk of flooding? If so, I'd advise against carpet in the basement.

Laminate and hardwood is much more appealing throughout a unit now. It also opens up the space and makes it feel bigger because the flooring is the same and seamless throughout.

Carpet used to be cheaper but there are laminates that comparable in price with carpet now. Obviously, you have to be careful on the quality of laminate because the cheaper stuff will be ruined quicker, especially if the tenant is hard on the floors.

Technology has come so far on laminate that there are some really nice options out there. Some even have textures like real wood. Laminate can come in planks so it looks more like real wood and some will allow you to replace just the planks that are damaged.

@Don Konipol Also, there are many major employers who are or have set up shop in San Antonio and in the surrounding areas (Rackspace, Amazon Fulfillment Center, Toyota Tundra Truck Plant, Eagle Ford Shale) just to name a few). Almost on a monthly basis, the San Antonio Business Journal reports of another employer opening up a location in San Antonio and will be looking to hire hundreds of employees.
