@Nick Raffety welcome! My thoughts are, Charleston is saturated for a reason! But a really good property, for what you can afford, in a good location like Charleston and wait.

Great opportunities to buy single family house and rent out the bedrooms.  IF you can qualify for the $1million+ duplex downtown never a shortage of rental demand, but have to be able to qualify for that price point.

Good luck!

@Daniel Green some good suggestions and really high performers on this thread, you are in good hands.

My thoughts: don't get set on just one trend since your goal is to purchase in 2026, as we've all experienced, a lot can happen in a year.  Keep watching the market and align yourself with people who are actively buying, they will have their fingers on the pulse of what is going on.

Today I'd say buy a condo in DC for a discount, tomorrow that advice may be different.

We host an investor meet up monthly in Alexandria, could be a good place to start. Good luck!

Welcome ! Best of luck on your journey, the DMV in my opinion is still one of the strongest markets in the US to get started in.

Welcome @Timothy Lawrence, step in the right direction.

My recommendations for house hackers right now are townhomes in particular NOVA locations. The big hurdle you will have to overcome is qualifying for particular price points. Typically Conventional will end 42% of DTI and FHA can get up to 51% DTI (and based on your credit score I think you should stretch to that 51%)

Just a few things to start thinking about as you are working through the process.
