I'll follow @David Cherkowsky on this one. He just executed this beautifully. I typically wouldn't suggest timing the market, but right now there is so much opportunity in exactly this strategy. I'm even suggesting people to do this in Petworth DC right now because the entry point for these 4-6 bedroom SFH in this are is below $1,000,000, I don't believe you will see this for long.

Still very very possible, just have to be prepared to cover some of the living expenses but do believe the appreciation potential is tremendous in this current market.
