I'm trying to analyze a property a day. Brandon suggested in a Webinar to make an offer a week, but I can't really offer anything because I have no money. I live in Tallahassee. I found an interesting property near FAMU and FSU and downtown. But I really wonder about things about the property. Running the Rental Property Calculator, I get a monthly cash flow of $1,180, which would be $130 per door. But nowhere lists how many units are vacant. I understand you can ask to see a rent roll when your offer is accepted. Nowhere tells what type of construction or roofing it is; it says other. Purchase price is $95,000. I analyzed it at 30% down, 30-yr., 4.5%.

Mike and Cheron: Thanks! Everybody was very helpful. That tells me what I need to know to guesstimate. Guess I wasn't that far off, but I did underestimate rather than overestimate. Good to know.
I'm trying to analyze a property a day and wonder how you properly estimate some items: monthly insurance specifically. I'm properly overestimating CapEx for now. On the property I'm analyzing, I have a negative cash flow, but Brandon's webinar said you can play around with some of the numbers to see if you can get to what you need. This is the Tallahassee area.
