There's a social media app called Nextdoor. People are very willing to suggest all sorts of contractors that they have personally uses.  They also will tell you who not to use.  Look into the are where you are flipping and see if they have an active community.

I haven't tried Mojo.  I really don't want to set up a call center. Just looking to match my D4D.

We do not use Remine.  Do they provide contact info like phone & emails? My office does offer the Cole Directory but there's no app and it's not very user friendly. 

I am trying to evaluate different products for contact details (phone, email, etc.) for Driving for Dollars and other segments in my market. As a real estate agent, I have access to the MLS to select a variety of lists. This would be for my personal investing, as well as to get real estate listings. I don't want to pay for all the bells and whistles of an investor type product, but still need the phone numbers. Does anyone know of a good product? I am going to try DealMachine and PropStream for their trial. But again, I think they offer a lot more than I need.

I feel for you and understand the frustration. First, I would listen to the RE Rookie podcast. They are a tremendous resource for new investors. Secondly, you didn't mention if you currently own a home. At your age and with trade experience you could easily house hack in any housing market. You won't be afraid to tackle the homes that most buyers pass up and can gain easy equity while only paying a 3.5% down payment for an FHA loan. Once you finish your house hack you may have the confidence, money in equity and connections to take it to the next level.

Looking for an investor to purchase property in a short sale with the lender. This listing that has been tenant occupied for several years at $6,000/mo. and is currently vacant. It needs some updating, more than most buyers want to tackle for a property this size.

The house is in foreclose and must be sold. Current bank appraisal is $1.29mm (9/23 - will supply full appraisal upon request). The photos are from 2020 with virtual staging.

For clarification this is for a fix and flip, not a rental.  But I do appreciate the advice.  I found a great deal at Floor and Decor for high-end, waterproof vinyl. Thanks!

Thank you for the feedback. I love the area rug idea over LVP. As a mother of three kids I’ve had to replace a lot of carpet in the last 10 years!
